A MESSAGE FROM ILLINOIS'S #1 ROCKFORD COMMERCIAL CAULKING TEAM:
Rockford, IL property manager,
We replace failed exterior joint sealant on commercial buildings — precast and panel joints, window perimeters and expansion joints. This is the work that keeps water out of the wall before it reaches anything expensive inside. We work across Rockford and the towns around it.
Sealant has a service life and yours has reached the end of it. You may already be seeing the result: a stain on an interior wall, a tenant complaint after heavy rain, or a facade that looks fine until someone gets close to it. Water that gets past the envelope never gets cheaper to deal with. You want somebody who turns up, tells you straight what it needs, and does it properly the first time. The typical Rockford property dates to around 1962, so the building stock here is largely post-war. With roughly 87 freeze-thaw days a year, anything that traps water moves and cracks.
Somebody comes out, looks at the actual condition, and measures what is there. No quoting off a photo.
You see what the work covers and what it does not, so you can hold any quote next to it and compare like for like.
If it does not need doing yet, we will tell you that. If it needs more than you were hoping, we will tell you that too.
You might know this as joint sealant. Same work, either name. Everything below is work we handle directly, not passed to a third party.

Elevations walked or dropped, joint types and widths recorded, and adhesion pull tests done on the existing sealant. This determines which joints are failing and what the replacement product has to bond to.

Existing sealant cut out to the substrate on both faces and the joint cleaned. Residue left behind is the most common cause of a new sealant failing early.

Closed-cell or open-cell rod installed to set joint depth and prevent the sealant bonding to the back of the joint. Bond breaker tape used where the joint is too shallow for rod.

Substrate primed where the manufacturer requires it, then sealant gunned and tooled in one pass to full contact on both faces at the specified width-to-depth ratio.

A test section installed and pull-tested before the full run, then spot tests during the work. This is standard on specified projects and worth requesting on any large elevation.

Spray testing suspect areas to confirm the leak path before and after work. Necessary when the complaint is an interior leak rather than visibly failed joints.
A cross-section of the jobs we handle around Rockford — different sizes, different conditions, same standard.

We work Rockford and the towns around it every week. We also cover Loves Park, Belvidere, Machesney Park, Roscoe, Cherry Valley, Poplar Grove, Rockton and South Beloit. We know what the buildings here are like and how they age.
Everyone who turns up is licensed, insured and ours. Nothing gets farmed out to a subcontractor we cannot vouch for.
Commercial Caulking is what we do, not a sideline bolted on to something else. Joints inspected and measured, substrates identified, and adhesion tested. Product is selected for movement capability and substrate compatibility, not for what is on the truck.
Quoted before we start, and held there. Anything that would move it gets shown to you and agreed before we carry on.
Anything to do with commercial caulking. To start with: joint survey and testing, full removal of old sealant, backer rod and bond breaker, priming and sealant installation, adhesion mock-up and field testing, water testing and leak tracing. If you need something that is not on that list, call and ask – we can usually quote it or tell you honestly who should.
We cover Rockford, IL and the surrounding towns – Loves Park, Belvidere, Machesney Park, Roscoe, Cherry Valley, Poplar Grove, Rockton, South Beloit, Byron, Davis Junction, New Milford, Winnebago, Candlewick Lake, Timberlane, Pecatonica, Monroe Center, Caledonia, Westlake Village, Argyle, Stillman Valley, Holcomb, Beloit, Rochelle, Marengo, and more. If you do not see your town listed, call anyway and we will tell you straight whether we can get to you.

Joint survey and testing is the one we are asked about most often in Rockford. Elevations walked or dropped, joint types and widths recorded, and adhesion pull tests done on the existing sealant. This determines which joints are failing and what the replacement product has to bond to.
Most jobs land between $3 and $18 per linear foot of joint, depending on condition and scope. We come out, look at it, and give you a written estimate at no charge. We are not the cheapest outfit in Rockford and we will not pretend to be – but you will know exactly what you are paying for before anything starts.
Access method and height: Ground-level joints off a ladder are the cheap case. Boom lifts, swing stages, and rope access each add rental, rigging time, and often a permit. On a high-rise elevation, access can be the largest single line on the proposal. That is usually the biggest single swing in a quote, which is why we look before we price.
Yes. We stand behind what we do and we put the terms in writing with the estimate, so the guarantee is not a handshake you have to remember later.
